Reopen, don’t rebuild.

The fitout is in place. The work is turning the lights on, hiring a kitchen and printing a chalkboard.

What the tenant takes on

  • The dining floor — the Mining Hall, set for share boards and value meals.
  • The kitchen and cool rooms — fitted, in place, ready to fire.
  • The public bar, the lounge and the pool room — the social heart of the house.
  • Roughly 484 m² of food and beverage footprint across hall, bars and service areas.
  • Bottle shop potential, subject to planning, licensing and landlord agreement.

What the tenant does not take on

  • The motel rooms. Owner-managed, on the same block, outside the operator package.
  • Room bookings, housekeeping or accommodation revenue — none of it sits with the tenant.
  • Any rebuild of the F&B fitout. The house is fitted; the job is reopening it.

The motel rooms stay owner-managed on the same block. They bring people to the door and give the hall a captive dinner trade — but they are destination context only, never part of the operator lease.
